0 Where is Miami?

When it comes to Miami Properties for Sale, it sounds silly, but it is quite important to determine where ‘Miami’ is. Now, hear me out…Miami tends to be the term used to describe quite a vast area. While Miami is indeed a stand alone municipality, so is Miami Beach, Surfside, Bal Harbour, Sunny Isles Beach, Aventura, North Bay Village and Coral Gables…to name a few. There is also Coconut Grove, North Miami, North Miami Beach, Pinecrest, Kendall, Doral, Miami Gardens, Miami Lakes, and so on and so on. These areas make up Miami-Dade County and in general are referred to as Miami, but they are all very different.

I want to take some time to help further define the target market that RE/MAX Paradise works within. While the RE/MAX network allows for referrals to all of these areas so the buyer of real estate will be well taken care of in any instance, RE/MAX Paradise is located in Miami Beach. Miami Beach is actually its own city with approximately 90,000 year round residents. Within Miami Beach you have many neighborhoods as well. Most notable is South Beach, which is comprised of ZIP code 33139. Then you have Mid Beach, which is ZIP code 33140 and North Beach in ZIP code 33141. To break it down even further, you have the prestigious South of Fifth neighborhood (SoFi), which as the title suggests is property located south of 5th street in Miami Beach. There is the Flamingo Park Area, Collins Park Area, West Avenue Corridor, Lummus Park/Ocean Drive area, and so on.

Then take Miami proper, while this encompasses a very large area, the focal point of where RE/MAX Paradise does business in Miami is the Brickell neighborhood, Downtown neighborhood and Midtown neighborhood. When you view the search parameters on our website, you notice that we draw a geographical line to define these areas.

Surfside is a small township just north of Miami Beach, and Bal Harbour is just north of that, with Bay Harbor Islands just west of the two. And, Sunny Isles Beach is its own municipality on the barrier island just east of Aventura.

I know it can be a bit confusing, but it is very important to understand the differences of these areas when it comes to Real Estate. Each has something different and unique about itself, and price points can very differently across these areas for the same sort of condo or home. When searching for Miami Properties, please take some time to discuss with your Real Estate Agent which areas are best suited to their buying criteria, and when selecting a Miami Real Estate Agent to list your home, make sure they are experts in your target market. It’s easy to lump together such a large area as ‘Miami’, but make no mistake – all Real Estate is local and it is that much more important to have a real estate agent that knows these markets like the back of their hand.
